Development

Potential residential development has been an issue for the Association.

In 2016, Alan Davidson provided Association president Julie Spallin with a profile of a proposed development (see attachment), and expressed a willingness to cooperate with any constructive protection measures for the full shoreline.

In 2015, there was extensive work by heavy equipment on the Bisson property. A municipal inspector advised that heavy machinery can run from 07:00 to 21:00 every day. Following a visit to the site, he also advised that there were no bylaw infractions since the work in progress was more than 30 metres from the lake.

In August 2013, the Low Down to Hull and Back reported that a 25-home development was being proposed for Mahon Lake, with waterfront access and access to a private island (see Boating). The municipality was contacted about a road being built through the property, under major hydro lines, and down towards the lake (see the cropped Google map screen shot). We were advised that building a road on private property does not require a permit, but rules about crossing creeks must be respected, and the road needs to be at least 30 metres from the lake. Going across a hydro right of way is not a problem.

In 1998, members expressed concern that land purchased because it was zoned residential would be developed into 40 residential lots with access to the lake through lake-front property. Bordering land is zoned as protected forest, but does not extend to the lake.

In 1994, the municipal Urbanism Committee agreed to a resolution that 25 hectares of farm land be excluded from agricultural zoning (possibly leading to residential development). The proposal was turned down at a higher level (see Moorman letter).
